Thank you for shopping with Essential Houses! We want you to be completely satisfied with your purchase. If for any reason you are not satisfied, we offer a Refund and Return Policy that will help guide you through the return and refund process.

1. Returns

We understand that purchasing a home is a significant decision. If you are not satisfied with your purchase, we offer returns under the following conditions:

  • Eligibility: Returns are only accepted on certain pre-purchase services, such as design consultations or custom modifications. Once a home is completed or shipped, we cannot accept returns on the home itself.

  • Time Frame: You may request a return within 2 days from the date of purchase or service confirmation.

  • Condition: For pre-purchase services, items must be in their original, unused, or unmodified condition. Any modifications or changes requested by the customer during the design process will not be eligible for return.

  • Return Process: To initiate a return, please contact our customer service team at support@essentialhouses.com. We will guide you through the return process and provide you with any necessary instructions or forms.

2. Refunds

We offer refunds for services and pre-purchase consultations under the following conditions:

  • Refund Eligibility: Refunds are available only for canceled orders or services not yet fulfilled. Once a product has been delivered or services have been completed, we can no longer offer a refund for the cost of the product itself.

  • Refund Time Frame: Refund requests must be made within 2 days of purchase. Refunds will be processed within 14 business daysfrom the date we approve your return.

  • Payment Method: Refunds will be issued to the original payment method used during purchase. If you paid by credit card or PayPal, the refund will be credited back to the same account.

  • Non-Refundable Items: The following items are non-refundable:

    • Any completed or custom-built modular homes.

    • Services that have already been rendered.

    • Design consultations and architectural services that have been completed or started.

3. Cancellations

  • Order Cancellation: If you wish to cancel an order before the product is shipped or delivered, please notify us immediately at support@essentialhouses.com. We will do our best to accommodate your cancellation request.

  • Refunds for Cancellations: If the order is canceled before it is shipped or delivered, we will process a full refund. Once shipping or delivery has occurred, the standard return policy applies.

4. Damaged or Defective Products

If you receive a product that is damaged or defective, please contact us within 2 days of receiving the product. We will investigate the issue and offer one of the following solutions:

  • A replacement home or product.

  • A refund for the damaged or defective product.

To process your claim, please provide:

  • Proof of purchase (receipt or order confirmation).

  • Photographs of the damaged or defective product.

  • A description of the issue.

5. Exchanges

We do not offer direct exchanges for modular homes, as each one is made to order or customized. If you wish to change the model or design, we encourage you to contact us immediately to discuss your options.

For services and consultations, exchanges may be possible based on availability and specific requests. Please contact our customer support team to explore alternative options.

6. Shipping Costs

  • Return Shipping: For eligible returns, the customer is responsible for shipping costs unless the product is defective or damaged upon arrival. Shipping costs are non-refundable.

  • Original Shipping Fees: Shipping fees paid at the time of purchase are non-refundable unless the product is defective or damaged.
